"De-personalize"  - store personal photos,  collections, etc Buyers need to be able to imagine their possessions in the home, not be distracted by all of yours.
Cut clutter - clear shelves, counter tops, drawers, closets, garages Clutter makes rooms and the entire house feel smaller.   Who wants to buy smaller?
Excess furniture - remove unnecessary furniture. Clearing a room of excess furniture will only make it appear more spacious. You want the buyer to say, "I could see myself here."
Organize and purge - a place for everything and everything in its place, this includes cabinets, closets, pantries, and drawers  Buyers want to be sure there is enough room for their stuff.  Cabinets that are jammed full and messy send a negative message.
Paint - check ceilings, walls and woodwork and paint if necessary A coat of paint is an inexpensive way to make a room look fresh and new.
Lighting - add lighting if necessary, adjust/replace existing window coverings.  Lighting is an essential but often overlooked element in staging.  Buyers want space and light which helps promote a feeling of warmth and happiness. 
Carpet - professional cleaning Unless it appears old and worn or obviously outdated, carpet will probably only need a good professional cleaning.
Cleaning - clean and spotless are musts for everything from floors to windows to ovens.  Bathrooms should sparkle and dust, cobwebs, and trash should not exist   Potential buyers are extremely observant and meticulous. 
Odor Control - use of ozone sprays to help eliminate pet or cigarette odors.  The use of scents that simply try to mask odors should be avoided, these can be a turn off. 
Furniture rental - fill vacant home with furnishing. Empty says desperate to sell and hides the life of a house.  If a room has some furniture a buyer is able to see how they might furnish it and how it would feel to live in the home.
Curb appeal - light landscaping, lawn cleared of debris/leaves.   Maintain the upkeep of your lawn, including mowing, watering and weeding Your landscaping should be at least average for the neighborhood.  Remember the buyers first impression is based on his/her view of your house from the car.
REDESIGN rooms - rearrange/remove furniture and accessories, add or delete artwork, provide fresh flowers and candles.  Surprisingly simply rearranging existing furniture can change the feel of a room.  Even small details like fresh flowers on the entry table can set your house apart in a buyer's mind.
